Bellaire roofing

Roofing Company in Bellaire, TX

Bellaire calls itself the City of Homes, and on many blocks two eras sit side by side. Small post-war houses were torn down and replaced with larger new homes, so a one-story ranch from the 1950s can share a fence with a two-story house built in the last twenty years. Those two roofs need very different replacements.

Bellaire homes

How has Bellaire's housing changed?

It has been rebuilt one lot at a time. Bellaire was founded in 1908 and incorporated in 1918, and many of its original small homes have since been replaced. The Census Bureau's 2020-2024 American Community Survey counts 6,641 homes in the city, with a median year built of 1996:

  • 87.9%owner-occupied
  • 90.1%single-family detached
  • 38.7%built 2000 or later
  • 27.8%built before 1980

Almost nine in ten Bellaire homes are lived in by their owners, one of the highest shares anywhere we work. And with close to four in ten built since 2000 and more than a quarter older than 1980, the city holds both brand-new roofs and roofs on houses old enough to have been covered several times.

Two kinds of roof

How does a Bellaire rebuild's roof differ from the ranch next door?

In nearly every detail that affects a replacement. The table shows what we typically plan for on each.

What we plan forOlder one-story ranchNewer two-story rebuild
Pitch and shapeLow to moderate, simple gables or hipsSteep, many gables, dormers and valleys
Layers to removeOften two or moreUsually one
DeckingPlank boards, sometimes overlaidPlywood or OSB sheets
Flashing workChimney and a few wallsMany roof-to-wall joints on two stories
MaterialsArchitectural shinglesShingles, often with metal accent roofs

The square footage of two roofs can be similar while the labor is not, which is why we measure each slope and count each wall joint rather than pricing from the floor plan.

Working on tight lots

What does a roof replacement look like on a Bellaire street?

A planned, contained job. Rebuilt homes often sit close to their side lot lines, so there is little room for ladders, a dumpster and material delivery. We plan the staging before the first day, protect landscaping and the neighbor's side of the fence, and keep the driveway and street clear at the end of each day.

Owners here usually expect to stay. The question we hear most is not how fast the roof can go on but how long it will last, so we talk through underlayment, flashing and ventilation as carefully as the shingle color.

Before tear-off you get a written scope, and after the job you get photos of the decking and flashing we replaced.

FAQ

Bellaire roofing questions

Why does a newer Bellaire home's roof take longer to replace?

Because of its shape. Many rebuilt Bellaire homes have steep pitches, several intersecting gables, dormers, and roof-to-wall joints on two stories. Every valley and wall needs its own flashing and every steep slope needs extra safety setup. A simple ranch roof might be a one-day job, while a cut-up two-story roof of the same area can take several.

Can you replace just the shingle part of a roof with metal accents?

Yes. Some newer Bellaire homes combine an architectural shingle main roof with standing seam metal over a porch, bay or entry. We can replace the shingle sections, the metal sections or both, and we flash the transitions between the two so they shed water the way the original design intended.

Does the City of Bellaire require a permit for a new roof?

Ask the City of Bellaire before work starts: it is its own city, separate from Houston, and sets its own permit rules. We confirm the current requirement for your address when we schedule the job and add any permit to the estimate as its own line, so it is never a surprise on the invoice.

My Bellaire ranch house is from the 1950s. What will a re-roof involve?

Usually a strip of more than one layer, a close look at the original plank decking, and new ventilation. Houses that old were often roofed several times, and their attics rarely have balanced soffit and ridge venting. We count the layers, check the boards from the attic and write the decking and venting work as separate lines.

Is Bellaire in the Texas windstorm inspection area?

No. Bellaire is surrounded by Houston and West University Place in western Harris County, well outside TWIA's coverage area of 14 first-tier coastal counties and five bayfront Harris County cities. A TDI windstorm certificate is not part of a Bellaire roof replacement, though every roof still gets high-wind nailing.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.
