Missouri City roofing

Roofing Company in Missouri City, TX

Missouri City is a city of owner-occupied houses. Nearly nine in ten homes are single-family detached and more than eight in ten are lived in by their owners, spread across neighborhoods built from the 1970s to the present. That mix means one street needs a tear-off of an old double layer while the next needs a builder roof replaced for the first time.

Missouri City homes

What kind of homes make up Missouri City?

Single-family houses, owned by the people who live in them. The Census Bureau's 2020-2024 American Community Survey counts 28,577 homes in Missouri City:

  • 88.4%single-family detached
  • 81.8%owner-occupied
  • 36.6%built 1980-1999
  • 19.4%built 2010 or later

The median home dates to 1993, but the spread is wide. About a quarter of the housing (26.3%) predates 1980, and nearly a fifth is from 2010 or later. Few cities in our area have such an even mix of roof ages on single-family streets.

For a roofer, that spread matters more than the median. The older third of the city is on its second or third roof; the 2000s neighborhoods are replacing builder roofs; and the newest homes mostly need nothing yet unless a storm finds them.

Three roof ages

How does a Missouri City roof replacement differ by the age of the house?

The tear-off is the same; what we expect to find under it is not. This is how we plan an estimate by era:

BuiltWhat we usually plan for
Before 1980Two layers to remove, board or older plywood decking, undersized vents
1980-1999Second replacement, reused flashing from the first, soft decking at valleys
2000-2009First replacement of the builder roof, cracked pipe boots, ridge vent upgrade
2010 or laterStorm or hail replacement only, usually with an insurance claim

That table is a starting point, not a quote. Every estimate is written after we have been in the attic and on the roof.

Owners, not landlords

Why does owner occupancy change how a Missouri City roof is chosen?

Owners who plan to stay weigh the long run. With more than four in five homes owner-occupied, most Missouri City conversations turn to which roof will still look and perform well in fifteen or twenty years, and whether an impact-rated shingle is worth it for the house and the insurance policy.

Our impact-resistant shingle guide explains how Class 4 shingles are tested and how insurers treat them. If you are weighing metal instead, metal roofing covers standing seam and exposed-fastener systems.

FAQ

Missouri City roofing questions

Missouri City is in two counties. Does that change anything for my roof?

Mostly the paperwork, not the roof. Missouri City is mostly in Fort Bend County, with a small portion in Harris County, so the county offices you deal with depend on your side of the line. The roof itself is built the same way. Neither part of the city is in the TWIA coverage area, so no windstorm certificate is needed for a re-roof.

My house is from the late 1970s. What should I expect under the shingles?

Expect at least one earlier replacement, possibly two layers, and decking that has been nailed through more than once. Homes of that era also tend to have smaller soffit vents than newer construction. We check the layer count, probe the decking from the attic and look at the vents, then write each of those items as its own line before any work starts.

Should I replace my roof before selling my Missouri City home?

Not automatically. A buyer's inspector will note an old or damaged roof, and some buyers ask for a credit or a replacement. If the roof is near the end of its life, a written estimate gives you a real number to negotiate with, whether you replace it or not. We can measure and write that estimate without any commitment.

Can I switch my Missouri City home from shingles to metal?

Often, yes, if your deed restrictions allow it. Standing seam and exposed-fastener metal suit many homes, but some associations limit roof materials or colors. Check your neighborhood's rules first. Our metal roofing page explains the two systems and what changes in the decking and underlayment when a shingle roof becomes a metal one.

How do you protect my yard and driveway during a Missouri City tear-off?

We place the dumpster or trailer where the driveway can take it, cover shrubs and AC units near the eaves, and tarp the ground below each slope as it is stripped. At the end of each day we sweep the yard and driveway with a magnet for nails, and again when the job is finished.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.

Ready to find out what a new roof will take?

The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
