Metal roofing

Metal Roofing for Houston & the Coast

A metal roof sheds Gulf Coast heat, stands up to wind when it is fastened right, and outlasts asphalt by a wide margin. The choice that matters most is between standing seam panels with hidden clips and exposed-fastener panels screwed through the face, and near salt water the fasteners and trim matter almost as much as the panels.

Two systems

Standing seam or exposed-fastener metal: what is the difference?

Both are steel panels, but they are attached in completely different ways, and that decides how they age. Standing seam panels lock together at raised seams with clips hidden underneath, so no screw passes through the weather surface. Exposed-fastener panels are screwed straight through the face, with a rubber washer under each screw head.

For a house, standing seam is the long-term choice. For an outbuilding, exposed fastener usually wins on value, and its screws are easy to inspect.

Wind and salt

How do you build a metal roof for the Texas coast?

By following the panel maker's high-wind attachment schedule and choosing materials that survive salt air. All of Galveston County and much of the bay shore sit inside the Texas Department of Insurance's designated catastrophe area, and a metal roof there has to be fastened to the wind requirement the current code sets for that address, which the windstorm inspector or engineer confirms. Clip spacing tightens at the edges and corners, where wind uplift is strongest.

Salt is the slower threat. Panels with coatings rated for coastal use, stainless or coated fasteners matched to the panel, and trim of the same material avoid the galvanic corrosion that starts when two different metals touch in wet, salty air. Cut edges are kept to a minimum and sealed where the maker requires it.

If TWIA writes your windstorm policy, a new metal roof needs the TDI windstorm inspection like any other re-roof, applied for before the work begins. We plan it into the schedule.

What we roof in metal

Which buildings get metal roofs?

Metal fits more than barns. These are the jobs that come up most around Houston and the bay.

  • Houses re-roofed in standing seam, especially near the water

  • Barns, workshops and equipment sheds on larger lots

  • Low-slope porch and patio roofs where shingles are not allowed

  • Small commercial buildings and storefront canopies

  • Homes where owners want a cooler, reflective roof surface

  • Raised coastal homes facing the strongest wind exposure

Heat

Does a metal roof keep a Houston house cooler?

It helps, especially in lighter colors or with a reflective finish. Metal reflects more of the sun's energy than a dark asphalt shingle and gives up its heat quickly after sunset, so the attic does not stay hot as long into the evening. The effect is larger when the attic is properly vented and the panels sit over a vented space or a radiant layer.

Condensation is the flip side. On an outbuilding with no ceiling, warm humid air meets cool metal at night and drips. A vapor barrier or a condensation-control backing on the panels solves it, and we specify one where the building needs it.

Next steps

Getting a metal roof estimate

We measure each slope, check the framing or decking, and price standing seam and exposed-fastener options side by side where both make sense. The roof replacement cost guide explains why metal prices higher at the start, and the roof replacement page covers the tear-off. We install metal across the area, including on the larger lots around Santa Fe and Alvin and along the water in Seabrook.

FAQ

Metal roofing questions

Is a metal roof louder in the rain?

Over a solid deck with underlayment and an insulated attic, most people hear little difference from shingles. Metal over open purlins on a barn or carport is a different story and can be loud. On homes we install panels over the existing decking or new sheathing, which deadens most of the drumming that people associate with metal.

Can a metal roof go over my existing shingles?

Some systems allow it with spacers or a new underlayment layer, and it saves the tear-off. We usually recommend removing the old shingles on homes so we can check and replace the decking, set new flashing and avoid trapping moisture. On an outbuilding with a sound deck, an overlay can make sense, and we explain the trade-off on the estimate.

Does metal attract lightning?

No. The Metal Construction Association says research shows roof material does not influence the risk of a lightning strike. If lightning does hit, metal is noncombustible, so it will not ignite the way some other coverings can. Grounding and lightning protection are separate electrical questions.

Will salt air rust a metal roof near the bay?

It can if the wrong materials are used. Close to Galveston Bay and the Gulf, coated steel needs a coating rated for coastal exposure, cut edges should be minimized, and fasteners and trim must be compatible with the panel metal. Mixing metals invites galvanic corrosion. We specify all of this on coastal estimates and check what the panel maker requires for distance from salt water.

How long does it take to install a metal roof?

Longer than shingles. Panels are measured and often cut to length for each slope, trim is fabricated or bent to fit, and every penetration needs a proper boot or flashing. A simple shop roof can go quickly; a house with hips, valleys and dormers takes several days. The written estimate includes the expected schedule.

Is metal a good choice for a barn or workshop?

Often the most practical one. Exposed-fastener panels go on quickly over purlins or decking, span the long, simple roofs that outbuildings have, and hold up to the weather. We look at the framing spacing, how the building is used and whether condensation under the panels needs a vapor barrier before recommending a profile.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.

Ready to find out what a new roof will take?

The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
