Roofing Company in Webster, TX
Webster is unlike every other city we serve: only 15.2 percent of its homes are single-family houses, and fewer than a quarter are owner-occupied. Most of its roofs sit on apartment complexes, offices, medical buildings and retail along NASA Parkway and Interstate 45, so a roofing job here is often a property manager planning a building-wide re-roof.
- Free on-site roof measurement
- Written estimate before tear-off
- Shingle, metal and low-slope roofs
- Homes and businesses
What kind of buildings make up Webster, and what does that mean for roofing?
Mostly multifamily and commercial buildings, which changes who calls and what the job looks like. The Census Bureau's 2020-2024 survey counts 6,641 homes in Webster:
- 15.2%single-family detached
- 22.4%owner-occupied
- 51.0%built 1980-1999
- 1991median year built
Half of Webster's housing went up in the 1980s and 1990s, much of it in apartment complexes rather than detached houses. A complex built in 1985 has typically been through at least one full re-roof already, and the next cycle is often due across many buildings at once.
Because more than three in four homes are rented, the person deciding on a new roof is usually an owner or a property manager, planning for budgets, tenant notices and phasing rather than a single weekend.
How do you plan a re-roof across an apartment community?
Building by building, starting with the roofs in the worst shape. We walk every building, check the roofs from the top and the attics or ceilings from below where we can, and rank them by condition. That lets an owner phase the work over one or more budget periods instead of replacing everything at once.
- One written scope per building, with photos, squares, layers and flashing details.
- Tenant notices built from a written schedule, so residents know which day their building is worked on.
- Site safety: dumpster placement, protected walkways and cleared parking at the end of each day.
Decking replacement on each building is confirmed with photos before it appears on the invoice.
What roofing work do Webster owners and managers ask us to price?
Webster estimates are often for buildings, not houses.
Phased re-roofs of 1980s and 1990s apartment complexes
Low-slope roof replacement on offices and medical buildings
Shingle replacements on townhomes and small multifamily
Condition surveys and written scopes for budgeting
Replacements after an approved hail or wind claim
Full tear-offs on Webster's single-family homes
Does Webster's location outside the windstorm area change the roof?
It changes the paperwork, not the wind. The Texas Department of Insurance does not include Webster in the designated catastrophe area, so no TDI windstorm inspection or WPI-8 certificate applies to a Webster re-roof. League City, just south across Clear Creek, is inside it, so two jobs a short drive apart can carry different paperwork.
The storms are the same on both sides of the creek. We fasten Webster roofs with sealed starter strips, tight edge metal and high-wind nailing anyway, and on commercial buildings we pay close attention to perimeter edge securement, where low-slope roofs fail first in high wind.

Webster roofing questions
Do you re-roof apartment buildings in Webster?
Yes. Webster's housing is mostly apartments, and many complexes from the 1980s and 1990s are on their second or third roof cycle. We measure each building, document its condition with photos, and give the owner or manager a written scope per building, so the work can be phased and budgeted.
Can tenants stay home during an apartment re-roof?
In almost all cases, yes. The work happens outside, one building or one section at a time, and each area is dried in the same day. We provide a written schedule for notices, and we keep walkways, parking and dumpster areas clear at the end of each day.
Do you replace low-slope roofs on Webster offices and retail?
Yes. Many commercial buildings along NASA Parkway and I-45 have flat or low-slope roofs with parapets, rooftop units and scuppers. Replacing them is a different job from a shingle roof, with membrane systems and edge details of their own. Our commercial roofing page covers the systems and the process.
Is Webster in the TDI windstorm area?
No. TDI's Harris County rules include only areas east of State Highway 146 in La Porte, Seabrook, Pasadena, Shoreacres and Morgan's Point. Webster is outside the designated catastrophe area, so no state windstorm inspection applies. We still fasten roofs for coastal wind, since Webster is only a few miles from Galveston Bay.
I own a single-family home in Webster. Do you work on those too?
Yes. Webster's single-family neighborhoods are small, but they are there, and many of those houses date from the 1980s and 1990s. A replacement follows our standard process: full tear-off, decking check, new underlayment and flashing, and a written estimate before work starts.
Get the new roof planned before the old one comes off
We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.
Ready to find out what a new roof will take?
The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
