Roof Replacement Cost: What Drives the Price
We do not publish prices, because a roof price without a measured roof is a guess, and our own pricing is still being set as the business grows. What we can tell you is exactly which factors move the number up or down, so you can read any roofing estimate, ours or someone else's, and see where the money goes.
- Free on-site roof measurement
- Written estimate before tear-off
- Shingle, metal and low-slope roofs
- Homes and businesses
What sets most of the cost of a new roof?
Size, material and labor difficulty. Those three account for most of any roof replacement estimate, and each depends on the actual roof rather than the house's square footage.
| Factor | Why it moves the price |
|---|---|
| Roof area in squares | Every square needs underlayment, covering, fasteners and labor |
| Pitch (steepness) | Steep roofs need harnesses and toe boards and go slower; they also have more surface for the same footprint |
| Stories and access | Two-story roofs, tight lots and long carries to the trailer add labor |
| Shape | Hips, valleys, dormers and turrets add cutting, waste and flashing |
| Material | Architectural, impact-rated shingles and metal each cost differently to buy and install |
Which hidden items change a roof replacement estimate?
The ones under the shingles. A homeowner cannot see them from the yard, and an estimate that skips them looks cheaper until the roof fails.
- Layers to remove. A second layer of shingles doubles the tear-off and the debris hauled away.
- Decking. Rotted or delaminated sheets have to be replaced; a good estimate states an allowance in sheets.
- Underlayment and membrane. Synthetic underlayment over the whole deck and self-adhered membrane in valleys and at penetrations.
- Flashing. New step, wall and chimney flashing and pipe boots instead of reused metal.
- Drip edge and starter. Edge metal and starter strips on every eave and rake.
- Ventilation. New ridge vent or box vents, and fixing blocked soffit intake.
The roof replacement page walks through each layer in the order it is installed.
What adds cost on the Texas coast?
Wind and weather rules near the Gulf change what a roof has to be.
Windstorm-zone nailing, edge metal and starter details required by TDI's coastal zones
The TDI windstorm inspection for homes with TWIA wind coverage
Impact-rated Class 4 shingles where owners want hail resistance
Coastal-rated coatings and matched fasteners on metal near salt water
Raised homes that need lifts or extra staging to reach the roof
Post-storm demand, when crews and materials are stretched
How does the roofing material change the cost?
Each step up in material raises the estimate and usually the roof's life or resistance with it. We price more than one option when you are undecided, so you can see the difference on the same roof.
| Material | Relative cost | What you get for it |
|---|---|---|
| Architectural shingle | Baseline | The standard re-roof for most homes |
| Impact-rated (Class 4) shingle | Higher | Hail resistance; a possible insurance credit |
| Exposed-fastener metal | Higher | Long life on simple roofs and outbuildings |
| Standing seam metal | Highest of these | Hidden fasteners, long life, reflects heat |
The shingle roofing and metal roofing pages explain each system, and the impact-resistant shingle guide covers the Class 4 rating.
What should a written roof estimate include?
Every item that touches your roof, on its own line, so two estimates can be compared fairly. Ours lists the roof area in squares and the pitch, tear-off of each layer, a decking allowance in sheets with the replacement rate, underlayment and membrane, drip edge, every piece of flashing and each pipe boot, the vents, the covering by product line and color, ridge cap, permits or the windstorm inspection where they apply, haul-off and clean-up.
If an insurance claim is involved, the estimate is also what you compare with the adjuster's scope; our storm and hail damage page explains how that works in Texas. To get yours, request a free roof estimate.
Roof replacement cost questions
Why won't you put a price per square on the website?
Because two roofs of the same size can differ a lot once pitch, layers, decking, flashing and access are counted, and a per-square number invites comparisons that leave those out. We would rather measure your roof once and give you a written figure that already includes them. The estimate visit costs you nothing.
Is the average roof replacement cost online useful?
Only as a loose starting point. National averages blend small ranch houses with steep two-story homes, cheap overlays with full tear-offs, and regions with very different labor costs. They also leave out decking, flashing, permits and windstorm inspections, which matter a great deal on the Texas coast. A measured estimate for your roof is the only number worth planning around.
Why do two roofing estimates for the same house differ so much?
Usually because they are not pricing the same roof. One may include a full tear-off, new flashing, a decking allowance, ice-and-water membrane in the valleys and ridge ventilation, while the other leaves some of that out or reuses old parts. Put the estimates side by side line by line; the lowest total often has the shortest list.
How is roof size measured for an estimate?
In squares, each covering 100 square feet of roof surface. Because a roof is sloped and overhangs the walls, its surface area is larger than the house's floor area, and the steeper the pitch, the bigger that gap. Waste for cutting hips and valleys is added on top, more for cut-up roofs than for simple gables.
Does a windstorm inspection add to the cost?
It is part of the job on homes whose wind coverage is through TWIA in the coastal zones. The work has to be built to the windstorm code and inspected, and the application filed before work begins. We plan the inspection and the code details into the estimate rather than treating them as an afterthought.
Can I lower the cost of a new roof?
Sometimes. Choosing a standard architectural shingle over a premium line, keeping the existing roof shape, and scheduling outside the busy post-storm weeks can all help. What we advise against is cutting the parts under the shingles, such as flashing, underlayment and decking repair, because those are what decide how long the roof lasts.
Get the new roof planned before the old one comes off
We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.
Ready to find out what a new roof will take?
The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
