Galveston Island roofing

Galveston Roofing Company

Galveston Island takes the Gulf's wind head-on, and the whole city sits inside the Texas Department of Insurance's designated catastrophe area for windstorm coverage. Add salt spray that eats ordinary fasteners, raised houses with tall, exposed roofs and an older housing stock, and a new roof on the island has to be specified differently from one on the mainland.

Island housing

How old are Galveston's homes, and who owns them?

Galveston has the oldest housing of any city we serve, and less than half of it is owner-occupied. The Census Bureau's 2020-2024 survey counts 35,776 homes on the island:

  • 1973median year built
  • 61.1%built before 1980
  • 46.2%owner-occupied
  • 56.3%single-family detached

Six in ten island homes predate 1980, and many have carried several roofs since then, along with hurricane repairs after Ike in 2008. That history shows up under the shingles: patched decking, mismatched flashing, and in older homes, board sheathing instead of plywood. A replacement on the island starts with finding out what the last few roofers left behind.

The ownership mix matters too. Rental owners and second-home owners often manage the roof from a distance, so photos of the decking and a clear written scope count for more here than anywhere else.

Island wind rules

What do the windstorm rules require of a Galveston roof?

The island is inside TDI's designated catastrophe area, along with the mainland across the causeway from Texas City to League City. Before September 2020 TDI put Galveston in its strictest named zone; today the adopted code, the 2024 International Residential Code for work begun on or after April 1, 2026, sets the wind requirement by address and risk category, and the TDI-appointed inspector or engineer confirms it.

On the island, a new roof is fastened as if the next hurricane is a certainty. That means the high-wind nailing pattern, sealed starter courses at every edge, drip edge on a tight schedule, and attention to the ridge and hip caps, which take the strongest uplift.

If TWIA writes your windstorm policy, the replacement must be inspected by a TDI-appointed inspector to stay eligible, and the inspection application goes in before work starts. We include those steps in the schedule.

Island roofing jobs

What roofing work do Galveston owners ask us to price?

Island estimates are shaped by salt, wind and age.

  • Standing seam metal on raised beach houses and bay homes

  • Tear-offs of older, multi-patch roofs on pre-1980 houses

  • Board sheathing overlaid with plywood before a new roof goes on

  • WPI-8 windstorm inspections built into the replacement schedule

  • Re-roofs on rental duplexes and small multifamily buildings

  • Hip and ridge caps sealed for the strongest uplift on the island

Salt and height

Why do salt air and raised houses change a Galveston roof?

Salt corrodes metal. On the island, plain steel nails, drip edge and flashing rust far sooner than on the mainland, and a roof is only as strong as its fasteners. We specify corrosion-resistant fasteners and trim suited to the coast, and on metal roofs we look at the panel coating as closely as the color.

Height changes exposure. Many island homes sit on piers well above grade, so the roof catches wind with no trees or neighbors to break it. The crew needs taller staging and more fall protection, and the edges get extra attention because that is where uplift starts. Both show up on the estimate as separate lines, so nothing is hidden.

FAQ

Galveston roofing questions

What is different about replacing a roof on Galveston Island?

Three things: the wind exposure, the salt and the height. The island faces open Gulf water, so fastening and edge details are tighter, built to the wind requirement the current code sets for the address. Salt air corrodes plain steel nails, drip edge and flashing, so coastal-grade materials matter. And raised homes put the roof higher in the wind, which changes how the crew sets up and how edges are sealed.

Do I need a WPI-8 for a new roof in Galveston?

If you want TWIA windstorm coverage, yes in practice. Galveston is in the TDI designated catastrophe area, and roof work that should keep a home eligible for TWIA must be inspected by an appointed inspector, with the application filed before work starts. The WPI-8 certificate of compliance follows, issued by TDI once the appointed inspector or engineer approves the work.

Can a historic Galveston house get a new roof?

Yes, but the city may have a say in what goes on it. Galveston's Landmark Commission reviews Certificate of Appropriateness requests for exterior alterations to properties under its review. Check with the City of Galveston's planning staff before choosing a material that differs from what is there now. We will provide the product details for the application.

Is metal a good roof for a Galveston beach house?

It often is. Standing seam metal with concealed fasteners holds up well to wind, and the right coating and fasteners resist salt better than ordinary steel. Near the beachfront, ask about the panel coating, the fastener material and the trim, not just the color. We spell those out on the estimate.

I own a Galveston rental. How do you handle tenants during a re-roof?

We schedule with you, give a written start date for the tenants, and keep driveways and walkways clear at the end of each day. The work is outside, so most tenants stay in place. More than half of Galveston's homes are renter-occupied, so tenant scheduling is part of island roofing.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.

Ready to find out what a new roof will take?

The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
