Santa Fe roofing

Roofing Company in Santa Fe, TX

Santa Fe is the most rural city in our Galveston County service area, and its roofs show it. Alongside houses on large lots there are manufactured homes, detached shops, barns and carports, many of them roofed in metal. A Santa Fe roofing job is often more than one building, and the estimate should treat each one on its own terms.

Santa Fe properties

What kind of housing does a Santa Fe roofer work on?

Owner-occupied, spread out and mixed. The Census Bureau's 2020-2024 American Community Survey counts 5,131 homes in Santa Fe, with a median year built of 1990:

  • 81.3%owner-occupied
  • 13.8%mobile or manufactured homes
  • 76.8%single-family detached
  • 21.6%built 2000-2009

That owner-occupied share is the highest in our Galveston County service area, and the manufactured-home share is one of the highest. People here tend to stay, and they tend to own more than one roof: the house, a shop, a barn, a carport over a boat or a tractor.

Manufactured homes

How do you replace the roof on a Santa Fe manufactured home?

It depends on what is up there now. Older manufactured homes often have a low, rounded metal roof or rolled roofing that has been coated several times. Newer ones may have shingles on a low pitch. There are three common paths:

  1. Metal roof-over: purlins fastened over the existing roof, then new metal panels, often with a little more pitch.
  2. Tear-off and re-shingle: for homes with enough pitch and sound decking.
  3. Low-slope membrane: for very flat roofs where metal or shingles are not a fit.

We check the frame, the walls the new load sits on and the tie-downs before recommending any of them. A roof-over adds weight, and the structure has to carry it.

Shops and barns

What should a new metal roof on a Santa Fe shop include?

Panels sized to the span, fasteners that suit the coast, and trim that keeps wind out. Santa Fe sits inland from Galveston Bay, so salt air is milder than on the island, but Gulf storms still drive rain sideways, and coated fasteners and sealed laps are worth having.

On a metal building, most leaks start at the screws, the ridge cap and the end laps, not in the middle of a panel. A replacement estimate should name the fastener type, the closure strips at ridge and eave, and the trim at every edge.

Our metal roofing page compares standing seam with exposed-fastener panels in more detail.

Wind rules

Do Santa Fe's windstorm rules apply to outbuildings too?

The designated catastrophe area is drawn by location, and all of Santa Fe is inside it on the Texas Department of Insurance's Galveston County page. The wind requirement for a given building depends on its use and its address under the code TDI now adopts, the 2024 International Residential and Building Codes for work begun on or after April 1, 2026. Whether a detached shop or barn needs a windstorm certificate depends on how it is covered, so ask your agent whether the building is on your TWIA policy. For the house, if TWIA writes your windstorm coverage, a TDI-appointed inspection is part of the job and the application comes first.

FAQ

Santa Fe roofing questions

Can you roof my house and my shop on the same job in Santa Fe?

Yes, and it often saves time on setup and disposal. We measure each building separately and list it on its own lines, because a shingle house roof and a metal shop roof use different materials, fasteners and trim. You can approve both together or schedule the second building later.

What is a metal roof-over on a manufactured home?

It is a new metal roof built over the existing one on a framework of purlins, often with a slight added pitch so water drains better. It avoids tearing off the original roof and adds an insulating air gap. Whether it suits your home depends on the frame and the condition of the old roof, which we check first.

Is Santa Fe in the Texas windstorm inspection area?

Yes. The Texas Department of Insurance lists Santa Fe inside its designated catastrophe area. Homes whose windstorm policy is written by TWIA need roofing work inspected by a TDI-appointed inspector or engineer, with the application filed before the job begins; the inspector confirms the wind requirement for the address and TDI issues a WPI-8.

Should a Santa Fe barn get exposed-fastener or standing seam metal?

Most barns and shops do well with exposed-fastener panels, which cost less and go up quickly; the screws and washers need checking over time. Standing seam hides its fasteners and suits homes and buildings where you want fewer maintenance points. We explain both on the visit and price the one that fits the building.

Do you haul away old roofing from rural Santa Fe properties?

Yes. Disposal is part of every estimate. On larger lots we place the trailer or dumpster where you choose, away from septic fields and soft ground. Nails are swept up with a magnet around every building we work on, including the driveway and any pasture gate area the trucks used.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.

Ready to find out what a new roof will take?

The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
