South Houston roofing

Roofing Company in South Houston, TX

South Houston has the oldest housing of any city we serve. The typical home here was built in 1969, and seven in ten predate 1980. These are mostly modest single-story houses that have carried several roofs already, and replacing one well means dealing honestly with what the earlier roofs left behind.

South Houston homes

How old is South Houston's housing?

Older than anywhere else in our service area. The Census Bureau's 2020-2024 American Community Survey counts 5,487 homes in South Houston:

  • 1969median year built
  • 69.2%built before 1980
  • 7.0%built 2010 or later
  • 55.4%owner-occupied

A home from 1969 has seen roughly fifty-five Texas summers. If its roofs lasted fifteen to twenty years each, it is on its third or fourth covering now. Each earlier crew left something behind: a second layer laid over the first, flashing patched rather than replaced, a vent moved and the old hole covered.

Only 7.6% of the city's homes were built between 2000 and 2009, so newer construction is rare. Most re-roofs here are on small single-story houses on compact lots.

What we find

What is usually under an old South Houston roof?

More layers and weaker wood than the owner expects. These are the conditions we plan for on a South Houston estimate:

  • Board decking with gaps and splits instead of plywood, sometimes needing a full re-deck.
  • Two shingle layers, which both come off, adding labor and disposal.
  • Low-pitch additions and carports that cannot legally or practically take shingles.
  • Closed soffits with little or no attic ventilation.
  • Old chimney or vent openings covered over rather than properly decked.

An estimate that does not mention decking on a house this age is guessing. Ask for a per-sheet decking price in writing, so a surprise on tear-off day is a known line, not a new negotiation.

Low slopes

What roof goes on a low-pitch South Houston addition or carport?

A low-slope membrane or metal, not shingles. Shingles shed water by overlap and gravity, and below roughly a 2-in-12 pitch the water moves too slowly and backs up under the tabs. Many South Houston homes have a flatter rear addition, a patio cover or a carport tied into the main roof, and that section needs its own material and its own flashing where it meets the shingles.

We measure every section's pitch and write the material for each on the estimate. Our commercial roofing page covers low-slope membranes in more detail, and shingle roofing covers the steeper main roof.

FAQ

South Houston roofing questions

My South Houston house has a low-pitch roof. Can it take shingles?

It depends on the pitch. The residential code (IRC R905.2.2) allows asphalt shingles down to a 2-in-12 slope, with extra underlayment on the low end, and not below it. Some older South Houston additions, porches and carports are flatter than that and need a low-slope membrane instead. We measure the pitch of every section and specify the right material for each one.

Why does my South Houston estimate include decking work?

Because homes from the 1950s through the 1970s were often decked with boards instead of plywood, and many rounds of re-roofing have left those boards split and full of nail holes. Modern shingles need a solid surface to nail into. We check from the attic and list either a sheet-by-sheet allowance or a full re-deck, so the cost is visible up front.

Is South Houston in the Texas windstorm inspection area?

No. The Texas Department of Insurance's designated catastrophe area covers Galveston and Brazoria counties and only the parts of five Harris County cities east of State Highway 146. South Houston is not one of them, so no TWIA windstorm certificate is needed. We still nail to the shingle maker's high-wind pattern.

Can you roof a manufactured home in South Houston?

Usually, yes. The Census Bureau's 2020-2024 survey counts 8.4% of South Houston's housing as mobile or manufactured homes. Depending on the frame and the existing roof, we recommend a metal roof-over on purlins or a low-slope roof. We check the structure first, because a new roof adds weight the home has to carry.

How do you keep the job affordable on a smaller South Houston home?

By pricing only what the house needs and showing it line by line. A small single-story roof with sound decking is a short job. You can choose architectural shingles over premium lines, and decide separately on upgrades such as a ridge vent. The written estimate lets you see what each choice adds before anything starts.

Get the new roof planned before the old one comes off

We measure every slope, check the decking and the attic ventilation, and write the estimate before a single shingle is torn off.

Ready to find out what a new roof will take?

The roof measurement is free. We check the decking, count the layers, measure every slope and write the material, underlayment and flashing line by line.
